We offer out of state customers buying a horse that do not come and ride the right to have a pre-purchase vet exam, at their own expense. The pre-purchase vet exam must be arranged on the day of sale. We use Bull Creek vet service in Hastings Michigan only. Out of state customers will be asked to call Bull Creek the next business day and make arrangements for the exam. We will contact Bull Creek to set up a time and let you know when we are hauling in the horse in for the exam.
Customers that come ride a horse out the trails for a couple hours can see for them selves that the horse has no lameness issues. Most times we will not take a horse in for a vet exam if you come out and ride there is no reason to do so.
We represent all horses to be healthy and sound to the best of our knowledge. We do not list horses for sale that we know to have health or soundness problems. If the horse does not have papers than the age is an estimated and there is no guarantees on age. As horses are animals there may have conditions not present to us at time of sales for these reasons all horse are sold as is. Sales at the ranch if you come to ride a horse and bring a trailer the horse must be paid for in cash to leave the ranch. If you come to the ranch we will take a deposit on the horse and it can be paid for with delivered with in a week or pick up with in a week. If you are out of state and buying a horse it has to be payed in full buy certified check and payment must be received with in 3 days of you telling us you want the horse or with in 3 days of vet exam. We ask all payment to be mailed Priority mail.
Once a horse is payed for buy out of state customers or a deposit is taken and contract sign by in state customer the horse is considered sold. We are now free boarding the horse until it is delivered or picked up. We will provide the horse with food water and take care of it just as we have been but if something happens to the horse we are not liable for injury or death. If we are delivering the horse to you and it hurt in transport to you we are not liable. We have trailers in good conduction but horses can fall in a trailer and become hurt or crippled. Things that happen in pastures, barns and in horse trailers can not be prevented accident do happen. This is the same as any boarding stables you may board your horse at. We keep all sold horses in the pasture were they have been and with the horses they are with. We do not place new horse into the pastures with sold horse to eliminate the chances of horse being hurt by setting new pecking order in the pasture. Trucking needs to be arranged for pick up in two weeks for you buying the horse unless other arrangements have been made. After 14 day we will charge 5 dollar a day board.
If you are new to horses, we recommend that you have a certified trainer work with you and the horse. It is also agreed that exclusive venue of all actions between buyer/seller shall be in Barry County, Michigan.

Unfortunately, the horse industry is filled with all kinds of people. Each specific area related to horses has endured its share of bad press including the racing circuit, the show circuit and even specific breeders accused of unethical or inhumane training methods. We avoid this arena entirely. Our horses are all handled in the most natural manner possible. We do not use any training devices other than a saddle and bridle. We do not use weighted shoes, bands, chemicals, chains or any other alternative training items. None of our horses have ever been subjected to any questionable training techniques or methods by us. We do not use any drugs, sedatives or any medications on any horse that is for sale that are made to calm or quite the horse. These are practices that no reputable horse professional would be engaged in under any circumstances. Our horse are how they are when you watch the videos or come to ride them. There are no secrets to our training, our horses are handled with kind but firm hands and the horse respect us thus they are well behaved animals.
We do not take in Rescue horse we select each horse we buy to put into our training program for there temperament and manners. When we happen to buy a horse that does not meet our expectations of a great horse we will send it to one of the local auctions sales. We use the term adoption because to us our horse and dogs are part of our family. Whatever they need they get and we want them to be healthy and happy and loved like part of your family if you get a horse from us.

Horses are not like vehicles, they have a mind of their own. They are thinking, living, active beings that react differently to various surroundings & situations. As animals they can damage there self's at any time, a horse can be fine one day lame the next or even die, For these reasons as horse are an expensive item just like your home and vehicles we recommend that you look into insurance on your horse so that you do not suffer a loss should something unforeseeable happen to your new horse. We encourage new horse owners to take the time to learn about these beautiful animals and their gentle forgiving nature Horses are herd animals by nature and were not designed to live their lives separate from other animals or other horses. Their positive mental health is dependent upon their companionship with other animals We highly recommend that horses be stabled or pastured where there are other horses or have continued companionship such as a goat, lamb or other herd animal. There is no such thing as a perfect horse, although we all strive to own one. Horses have issues and imperfections just like us. All horse buyers are responsible for understanding their own riding skills, abilities and limitations. When buying a horse, be honest with yourself and realistic in your expectations and abilities. Be patient; allow your horse time to settle in to their new home and with you. This will pay off in the end and allow you to foster a positive relationship & great experience with your horse.
Once the horse is sold we do not Provide Refunds Horses are living, breathing independent thinking animals, these are not toys or items that you buy at Wal-Mart that can be exchanged back and forth or shipped back across the country if the buyer is not happy. Once you purchase a horse and the horse leaves our property, you own that horse from that moment forward. We do not view our horses as "merchandise" that can be returned, exchanged or rejected at a later date. Once a horse is purchased and leaves our property, we cannot be responsible for the horse’s actions, behavior or health. Horses are like you and I in that they may get a cold, shipping fever/ strangles do to going to a new home and from being transported, and placed in pastured/stables. When our horse are sold they are taken to a vet for a clean bill of health and new coggins to ship across state lines. Most all the horse spend 4 to 6 months with us before they go for sale for this reason we can be sure there no lameness issues as they will show them self during training and riding. Mares are sold as open however as we do not have them for a year there is always a chance they are in foal. If the horse comes down with symptoms of a cold, cough etc. and you can put the horse on antibodies yourself we suggest you have a vet come look at the horse for you. We cannot guarantee any horse for any particular purpose or a horse's suitability for a particular rider. It is impossible for the seller to know the buyers skill level, abilities, knowledge of horses, or to know the circumstances and conditions in which the rider will place themselves and their horse in during any particular ride or event. Our horses mean too much to us to lend them out on trials which most often has negative consequences for the horse who is placed in an unpredictable situation with handlers completely different from ourselves. If you would like to ride and enjoy the horse as we do, you will have to make the purchase and take full responsibility for the horses care, future and any riding issues that may develop.
WHEN YOU GET YOUR HORSE HOME:
We feel very strongly that a new horse owner should take full responsibility for their new horse. Horses are living, breathing creatures that are to be respected and valued. We do our best to assist all buyers in purchasing the horse that is best suited for their skill level and intended use. However, customers are not always forthcoming or realistic as to their own riding abilities which could cause issues with a newly purchased horse. We highly recommend that buyers seek professional training with their horse and lessons in order to develop the necessary skills to ride safely. If the buyer is ever uncomfortable getting on there horse, they should seek immediate professional horse training or place the horse for sale to avoid placing themselves in a dangerous situation. Horses are unique in that they are animals with individual personalities, we ask all buyers to be patient with their new horse, allow the horse to settle in, get to know their new owner and treat the horse with kindness and respect. Buyers that are out of state and buying without coming and riding the horse may request a pre purchase vet exam at his or her own expense the day of sale. For that reason, the seller is not responsible for the horse’s actions, behavior, health issues, or other problems that the buyer may experience after the horse has left our property. The seller is not responsible for any injury or death related to any horse that is sold. Horses are large, independent thinking, powerful animals and need to be handled with respect, proper care and an informed knowledge of horses to avoid injury. The buyer is assuming 100% responsibility and liability for their new horse once it has been shipped and left our property. The buyer is free to sell, breed, transfer ownership or make medical decisions as to the welfare and future of the horse. The buyer should handle their horse responsibly and we encourage beginner or novice riders to take lessons with their new horse. There is no such thing as a perfect horse and if you purchased your horse sight unseen and find that the horse is not suitable for your specific needs or individual skill level, or find that your horse is not a good match for you or the intended rider, it is the buyers responsibility to either seek additional training or to resell the horse. The buyer is 100% responsible for any and all liability of there horse. The buyer is encouraged to place insurance on the horse if the buyer wants to be protected in the event of death or injury to the horse after sale and during the transport process. The seller is not responsible for any injury or death to the horse once the horse has sold including the transport process even if the seller is paying for the actual transportation costs. We cannot guarantee transfer of ownership on papered horse. The above represents the complete contractual agreement regarding the sale of this horse. It is also agreed that exclusive venue of all auctions between buyer/seller shall be in Barry County , Michigan. Should a dispute arise, the resolution process will be governed by the applicable laws in the State of Michigan and must be initiated in Michigan through the Michigan Court System. Both parties agree that this sales contract represents their understanding of the sale said horse and has been read, understood and agreed to by both parties. This is a legally binding and enforceable document regarding the sale of this horse effective upon email, signing and mailing to the buyer. Seller does not guarantee transfer of any registration papers on any horse sold unless other wises stated in writing.
